Administration/Reference Applications: All administration/
reference fees are due at the start of the application process once
the offer has been accepted and will secure the property for you
subject to satisfactory references being received on behalf of all
applicable tenants.
Tenancy Agreement: Drawing up Tenancy Agreements in
accordance to current legislation, agreement outlines both tenant
and landlord obligations, we act for the landlord only. most
tenancies run for a period of six months or one year, we ask you
read very carefully .
Referencing Procedure: Referencing through UK leading
independent Tenant Referencing Company, example- Confirmation
of employment, salary confirmation, previous landlord reference,
Personal & Photographic Identification etc .
Holding Deposit: Do not sign this form or pay any monies unless
you are certain that you wish to take up the accommodation.
Once the landlord accepts your offer, the property will come off
the market and be reserved for you. In the event that you should
change your mind or any condition of your offer, the holding
deposit received will not be refunded. The landlord has accepted
the holding deposit subject to the approval of all references. If the
landlord for any reason decides not to sign a tenancy agreement
with you, the holding deposit will be refunded in full. No further
compensation of any kind will be paid or considered. False
references or any misleading information will cause the holding
deposit to be forfeited. All references must be submitted within 3
days of paying a holding deposit unless agreed otherwise in writing.
Payment: with all reference and agreed for move in date, you need
to make payment as described on holding deposit latter by bank
transfer, a bankers draft, cash. .
Managed Properties: As the tenant, you will be required to report
any maintenance issues or necessary repairs that are required
as they occur. Organise necessary repairs using approved and
qualified contractors as soon as possible.
Rental Payment: Timely rent payments by BACS into clients
accounts on clearance of funds (usually 3 working days) Transfer
and set up of Managed Property from existing agent – No fee or set
up charges.
Notice to End a Tenancy: This tenancy agreement may be
terminated by Landlord/Agent by serving 2 weeks’ notice (unless
agree) . During the notice period the Licensor will have full access
for viewings for the purpose or remarketing the room / premises.
A notice of 1hour will be required towards (prior) to such visits.
Licensor will have a key that will allow him to visit with or without
the Licensee presence. In the day of leaving the property the check
out must be done by 12:00 at noon and keys must be handed back
to Licensor .
Inventory: The condition of the property and its contents at the
end of the tenancy is then compared to the report in the form of
a check-out report. Preparation of Inventory inc Photographic
Inventory .The inventory clerk will also provide an opinion
on whether any damage that has arisen during the tenancy is
attributable to the tenants, to ‘fair wear and tear’ or to the landlord
as required maintenance.
Deposit Returns: Protected Deposits with Tenancy Deposit
Scheme. Security Deposit returned within 28 days.
Tenants’ Obligations: shall take reasonable care of the interior of
the Premises including fixtures and fittings therein and shall keep
the same in a good and clean and tidy condition. Any damage
proven attributable to occupier shall be rectified on occupier’s
account. The Security Deposit serves towards any rent arrears or
such damage should it not have been rectified. Licensee is required
to re-instate the Premises to the condition as when move-in. The
Licensor will refund the Security Deposit in full should there be no
damage or rent arrears.
Property Inspection: Landlord will have full access to each room
for the purpose of inspections or emergencies. Random Inspections
will be carried out.
Council Tax & Utilities: Conduct Check in & collect initial rent
payments, inform all relevant authorities (Utilities, Council Tax,
etc.).
